The Best of Both Worlds

What could be better than spacious, single-family living with spare-time freedom? Four exceptional Hubbell Homes villa communities are raising the bar by providing a carefree association experience in reasonably priced stand-alone homes.

“These Hubbell communities are definitely a step above the competition,” says Barb Kenworthy of Iowa Realty, who represents the Villas at Days Run West. “We offer executive finishes, a larger base and trim package, and lots of open, light space.”

Villa plans can be tweaked for many different lifestyles, she says. “We can make changes within the footprint of the foundation, and we can do just about anything that’s architecturally possible.”

Inside, the homes are impeccably designed. Buyers can choose from roomy master bedroom suites, two to four guest bedrooms, fireplaces, two- or three-car garages, and full basements with nine-foot ceilings.

Kenworthy says people at all stages of life are attracted to these homes. “Young professionals who travel like having a home base with someone else to do snow removal and take care of the lawn. It offers security for singles who want to have other families close by. Empty nesters, retired folks, and snowbirds like the idea that they can simplify their lives.”

Green living also attracts people to the villa neighborhoods. The homes feature optional geothermal heating and cooling, superior insulation, and Energy Star ratings, with walking and biking trails, fishing, golf courses, and parks not far away.

All of the communities have been designed with convenience in mind, including shopping, public transportation, and easy access to Des Moines-area amenities.

Pennie Carroll, a RE/MAX Realtor who works with the Copper Creek Villas, says they are perfect for those who aren’t quite ready for traditional townhome living or who may not want to share walls with other residents. “We are an executive, golf course community,” she says. “We have walk-out basements, premium homesites with golf course views, a five-year graduated tax abatement, and no closing costs when you go through our lender, Wells Fargo.”

She’s especially pleased with the selection process for interiors. “It’s easy and fun. You just go to one central design center to pick from lots of wonderful options.” Square footage in the villa communities ranges from 1,250 to 2,700 (with finished basement) and prices go from $185,000 to $260,000.

“This is the only product of its kind in Pleasant Hill,” Carroll says, “and premium homesites are going quickly.”

The Villas at GreenWay Crossing is on University Avenue just west of the Des Moines Golf and Country Club. The villas and brownstones in this neighborhood are centrally located between Valley West Mall and Jordan Creek Town Center. Residents have easy access to shopping, restaurants, and entertainment.

The Legacy Villas community in Norwalk offers residents a clubhouse and pool as well as beautiful landscaping, walking trails, and an adjacent golf course. Des Moines is closer than you think, and both bi-attached and detached villas are available within a larger, single-family home community.

Many of the Copper Creek Villas have a golf course view, and residents enjoy walking and biking trails, a nearby lake, shopping, and restaurants. Its small-town feel, just a short drive from Des Moines, makes the area very attractive to singles and families of all sizes.

The Villas at Days RunWest are situated in a carefully laid-out neighborhood incorporating walking trails, lush landscaping, and parks. Grocery stores and restaurants are nearby, and there’s easy access to main arteries into the city.

Black and stainless-steel appliances, granite countertops, maple cabinetry, and unique exteriors with classic charm—Hubbell Homes’ brownstones offer contemporary living at its best.

With two- or three-bedroom homes, exceptional space, and options for customization, these modern, high-quality homes are becoming more popular every day.

FiveDesMoines-area communities featureHubbell brownstone living: Glynn Village in Waukee, The Legacy in Norwalk, Creekside in Ankeny, Johnston Commons in Johnston, and GreenWay Crossing in West Des Moines.

Buyers like the amenities, says Lucrezia De Francisco of Iowa Realty, whose focus is Johnston Commons. “But it’s what’s behind the drywall that really counts. Hubbell does a fantastic job of exceptional construction, and it’s those little touches that make a world of difference.”

She lists key features that set the Hubbell brownstones apart:

  • Two- or three-bedroom homes on two or three floors
  • Efficient floorplans that make it easy to get around
  • The option of two master bedrooms for friends who are moving in together
  • Two-car attached rear garages that put auto traffic along the backs of the homes
  • Nine-foot ceilings
  • Very open areas with lots of space
  • Geothermal systems in every home, saving a typical 67% or more on heating and cooling
  • Top-of-the-line insulation that keeps noise to a minimum
  • Large, open windows bringing in plenty of light
  • Friendly front porches or stoops

“There are three different plans at Johnston Commons,” De Francisco says, “and we even have one with an optional fourth bedroom. Some of our plans have a mudroom just inside the garage that could be used as an office.”

Prices range from $127,900 to $170,400, with square footage from nearly 1,200 to 1,900, at Johnston Commons and “many are ready for someone to move right in.” She likes to point out the excellent schools; nearby scenic, tree-lined trails; and close shopping and entertainment venues.

Malinda Van Roekel, community manager for Glynn Village, also points out the convenient location of her brownstones. “We’re in a very good location for dining, and we’re 10 minutes from shopping at ValleyWest Mall and Jordan Creek Town Center. That makes it perfect for young professionals and homeowners of all ages who want to stay connected.

“Our two- and three-story plans have plenty of storage space with a pantry and linen closet, master bedroom walk-in closets, and basement storage. We have tuck-under garages and exceptional features such as upgraded carpeting, Pella windows, and a wonderful warranty.”

She says residents love the individuality of a different exterior color and outside design features on every home. Glynn Village, one of Hubbell’s conservation communities, has a clubhouse and pool, an adjacent prairie and walking trails, and residents are allowed to own most dog breeds.

Hubbell Homes was first to bring the brownstone concept to the Des Moines area and design the communities with a friendly atmosphere in mind. “For the exceptional space and quality of the homes, the price is ideal,” Van Roekel says. Both De Francisco and Van Roekel encourage potential home buyers to come out and take a look. The furnished model homes give people an idea of how their home could look, and someone will be happy to answer questions.
